TO APPLY FOR A TENANCY
If you wish to apply for a property through Mint Homes after a viewing, you need to apply for it directly from our website. Once approved, we will require a Holding Deposit of 1 weeks rent (calculated by annual rent/52), payable by bank transfer. This is required to reserve the property and will be held by us for a period of 15 days. A holding deposit will be offset against the Initial Rent and Deposit, with the agreement of the payee.
RIGHT TO RENT
All adults, 18 years and over, living at the property will be asked to provide evidence of nationality and identity to validate their "Right to Rent" under the Immigration Act 2014.
REFERENCING
All applicants will be required to provide satisfactory references from an employer and current landlord. If you are self-employed, a reference from your accountant will be required. A credit reference will also be obtained for each applicant.
THE TENANCY
The property will be let under an Assured Periodic Tenancy (APT). This means the tenancy runs on an ongoing rolling basis until either the tenant or landlord gives notice to end it. Tenants must provide at least two months’ notice, ending on the final day of a rent period. The landlord may end the tenancy by serving a Section 8 notice, using the appropriate legal grounds for repossession.
DEPOSIT AND RENT
The successful tenant will be required to pay a deposit equal to 5 weeks rent following confirmation of references This will be held in accordance with the Tenancy Deposit Scheme Regulations. One month's rent in advance is required prior to check in
PETS
Any pets must be declared at the application stage. Permission for pets is at the landlord’s discretion and will be considered reasonably. However, pets may not be suitable in some cases, such as where there are allergies or medical concerns, lease restrictions, limited outdoor space, shared communal areas, or proximity to busy roads.
If a pet is approved, the landlord may require the tenant to obtain suitable pet insurance to protect the property. Final approval of any pet remains at the landlord’s discretion.
